The Rapid Housing Initiative, a Government of Canada undertaking through the Canada Mortgage and Housing Corporation, led to the transfer of municipal surplus land to London’s Housing Development Corporation in 2018, fast tracking this 61-unit, non-profit housing complex under a design-build project delivery model.

To further expedite the project timeline, the development is designed to take advantage of both modular design and construction principles. Two different colours of masonry, along with detailed coursing, elevate the four-storey building’s handsome brickwork, while wood-like paneling adds an attractive accent to the main entrances. Facing onto Base Line Road, the building’s southern façade forms a strong urban edge, complete with attractive Juliette balconies.

Inside, the complex features a mix of one-, two-, and three-bedroom units alongside a full variety of tenant amenity spaces. In line with current AODA requirements, all residential units and public spaces are fully accessible.

The property’s landscaping introduces additional outdoor amenity areas, including gathering spaces and bicycle storage, as well as 61 surface parking spaces.
